Members refused the application, against the recommendation, on the following grounds:


(1) The proposed detached dwelling would represent poor urban design, not sitting comfortably within the site parameters, appearing cramped, contrived and squeezed onto the site, being alien and out of character with the surrounding area. On this basis the proposed new dwelling would fail to respect, maintain or enhance the local distinctiveness and character of the surrounding area contrary to policy P5 and P15 of the Solihull Local Plan.

The details so agreed shall be implemented prior to first occupation, and thereafter in perpetuity, unless otherwise agreed in writing by the Local Planning Authority.
